TERMS AND CONDITIONS

Introduction: In these terms and conditions, the following definitions apply:

Casa Alba Blu, located at Borgata Pianezzo, 31b, 12063 Dogliani CN, Italy, hereinafter referred to as 'landlord'.

Tenant: the individual (male/female) who rents the room(s) in his or her name, hereinafter referred to as 'tenant'.

 

Casa Alba Blu rents holiday rooms and apartments exclusively for recreational purposes.

Article 1: Reservation and Payment

​

1.1 A reservation request is made exclusively via booking on the Casa Alba Blu website (https://www.alba-blu.com). The request will be confirmed by the landlord via email.

​

1.2 After the provisional reservation, the invoice, also confirmation, will be sent to the tenant by the landlord via email.

​

1.3 The deposit, consisting of 25% of the rental amount, must be paid within 10 days after the invoice date by bank transfer. This also constitutes the reservation instruction. Upon receipt of the 25% deposit, the booking is final. The receipt of the deposit/payment will be confirmed by the landlord to the tenant via email. This confirmation also includes all information such as the exact address, contact details, and other arrival and departure instructions. The remaining rental amount must be paid and received by us at least 8 weeks before arrival. If the booking is made within 1 month before the start of the rental period, the total rental amount must be paid within 7 days of the invoice date.

1.4 In case of non-payment, the landlord may consider the lease agreement as void. Non-payment is considered as a cancellation and the provisions regarding cancellation costs as stipulated in article 3 will apply.

Article 2: Prices and Security Deposit

​

2.1 The rental prices listed on the website are excluding tourist tax.

 

Article 3: Maximum Number of Persons

​

3.1 There may never be more than the specified number of persons staying/overnighting in the room. Due to government-imposed obligations, the names of all persons included in the booking, along with their dates of birth, must be provided to the landlord by email at least 4 weeks before the start of the rental period. If the landlord observes any violation of this article, the landlord has the right to immediately evacuate the rented premises, consider the lease agreement terminated by operation of law, and no refund of the rental amount will be made, except for the landlord's right to claim damages in case of any such occurrence.

Article 4: Pets

​

4.1 Bringing a pet must be reported by the tenant in advance during the reservation process. Only after consultation and explicit approval from the landlord will this be allowed.

4.2 The main tenant is liable for any damage caused by the dog, even if this damage is observed after your departure.

Article 5: Obligations of the Tenant

​

5.1 The room or apartment must be inhabited by the tenants with the required care and diligence, taking into account the peace, neighbors, and surroundings. If the tenant and/or their co-tenants do not behave as good tenants or cause serious inconvenience or nuisance to their surroundings, the tenant and their accompanying persons may be denied further access to the room or apartment, and the lease agreement will be considered terminated by operation of law without any entitlement to a refund of the rental amount.

5.2 Smoking is strictly prohibited in the building of Casa Alba Blu. This applies to indoor areas such as the rooms or apartment as well as common areas. If it is discovered by the landlord that smoking has taken place indoors, an additional cleaning crew must be hired to clean the house, and these costs will be charged to the tenant.

​

5.3 Items taken from the apartment must be reported immediately to the landlord by the tenant upon discovery. The purchase costs will be charged, plus 20% additional costs. Failure to report will result in a report being filed with the police for theft.

​

5.4 In case of emergency, the landlord has the right to enter the room or apartment.

​

Article 6: Cancellations by the Landlord

 

6.1 The landlord is at all times entitled to cancel the agreement due to significant circumstances, for example, in case of force majeure such as political unrest, war, nuclear disasters, natural disasters, general strikes, fire, etc. In this case, the tenant is entitled to a refund of any part of the rental amount already paid.

Article 7: Liability

 

7.1 Reservations for groups or parties of persons under 25 years of age will not be accepted.

​

7.2 The landlord is not liable for the loss or theft of personal belongings and goods.

​

7.3 The landlord is not liable for temporary failures or malfunctions in and around the rooms or apartment of water and/or energy management, internet connection, heating system, nor for changes in access routes, traffic connections, relocations, and/or closures of shops, businesses, etc. The landlord will, within his capabilities, promptly rectify malfunctions.

​

7.4 The landlord is not liable, under any circumstances, for noise disturbances, for example, due to construction and engineering work, road excavations, and other activities around the apartment.

​

7.5 The landlord is never liable for any damage, material or physical, incurred in or around the building of Casa Alba Blu.

​

7.6 At the rear of Casa Alba Blu, there is a private area where tenants may park their cars/motorcycles/bicycles. Parking is entirely at your own risk. The landlord accepts no liability, under any circumstances, for theft and/or damage, whether caused by third parties, to the tenant's car/motorcycle/bicycle.

Article 8: Website & General Terms and Conditions

​

8.1 The landlord has made every effort to describe the rooms, their location, the surroundings, and activities in the surrounding area as accurately and completely as possible on its website, without, however, accepting any liability for accuracy.

​

8.2 The landlord has the right to change the published information, including prices, photos, and descriptions, at any time.

​

8.3 The landlord has the right to amend the General Terms and Conditions when necessary.

​

8.4 Tenants are deemed to have familiarized themselves with the contents of these General Terms and Conditions and agreed to them. In any case, the tenant has expressly consented to the contents of these General Terms and Conditions when making the booking.

Article 9: Politiche di cancellazione

​

🔹 Up to 30 days before arrival → Free cancellation and full refund of the deposit.
🔹 Between 30 and 15 days before arrival → 50% refund of the deposit.
🔹 Less than 15 days before arrival or no-show → The deposit is non-refundable.
